Fixed rent gives a known charge
An agreed £100 weekly charge stays £100 in a busy or quiet week unless the agreement provides otherwise. That gives the salon a predictable charge, but a groomer should consider how it fits quieter weeks. A week without work is not automatically a rent-free week.
Percentage rent moves with takings
At an illustrative 40%, £300 takings gives £120 rent and £800 gives £320. The calculation is simple only when the takings basis is agreed. Record what counts and whether the basis is gross or net of VAT.
Compare like with like
Use the same week or month for both figures. With £100 fixed and 40%, the arithmetic break-even is £250 takings: £100 ÷ 0.40. Below that, percentage rent is lower; above it, fixed rent is lower. This says nothing by itself about fairness or facilities.
Mixed arrangements need clear wording
Fixed plus percentage adds the two parts: £50 plus 20% of £500 is £150 before VAT. A minimum guarantee is different: it is a floor, not an added fixed charge. Do not use the two descriptions interchangeably.
Agree dates and changes
PawRent weekly fixed components start on Mondays. Percentage-only terms can change on a specified date. Document changes prospectively and keep historical records, rather than rewriting an earlier week’s terms.
Choose through discussion, not just the lower figure
Compare several realistic takings levels, included equipment and access. Discuss payment timing, holidays, cancellations and how disagreements are resolved. Take qualified advice on VAT and the legal working arrangement.
