Percentage table rent for dog groomers

With percentage rent, the rental charge changes with agreed grooming takings. Define the percentage and what it applies to before the first day of work.

Start with the calculation

For an illustrative week with £800 of agreed takings and rent of 40%, the rent is £800 × 40 ÷ 100 = £320 before any VAT on the rent. These are example figures, not a recommended market rate.

Define the takings basis

Record whether the percentage applies to gross takings or a net-of-VAT amount. Clarify treatment of refunds, tips, discounts and other income in your written agreement. In PawRent, net-of-VAT terms carry an explicit rate; do not assume all groomers have the same VAT position.

Understand variable weeks

At the same illustrative 40%, £500 takings gives £200 rent and £1,000 gives £400. That makes rent variable for both parties. Compare realistic quieter and busier weeks, rather than choosing from one good week.

Keep work and changes clear

Use a consistent work-recording method and check records before approving a draft. PawRent keeps dated Rental Terms, so a percentage-only change can apply from a specified day without rewriting earlier terms.

Check VAT separately

The takings basis and VAT charged on rental income are different questions. The calculator illustrates rent before VAT and does not determine anyone’s tax treatment. Ask your accountant about your actual arrangement.
